Lansdowne Gate office letting

The utility group has commenced fitting out and is expected to complete the move before the middle of this year fully occupying the lower levels up to the second floor of the building. British Airways Pension Trustees has undertaken a comprehensive refurbishment of the 61,000 sq ft office block and the letting was completed just ahead of practical completion.

John Griffiths, representing GBR Phoenix Beard, said: “This is a superbly located office block. The refurbishment is excellently timed, securing a letting of this quality just ahead of practical completion, in a market demonstrating strong demand at a point of greatly diminished supply in the M42 corridor.”

National Grid is relocating from an office building at 31 Homer Road, Solihull, where it has an upcoming lease event.

Lansdowne Gate is situated in the heart of Solihull, offering high quality office accommodation within easy access of junctions 4 and 5 of the M42. Birmingham International Airport, Birmingham International Train Station and the NEC are all within a short commute.

The deal will be seen as another vote of confidence in Solihull, and a continuation of the positive occupier story coming from the M42 corridor market last year.

John added: “Lansdowne Gate has attracted a great deal of competing interest, which demonstrates the great depth in the market, providing yet another boost to the booming M42 market and the underlying strength of the wider West Midlands office market.”
